JEFFREY TAYLOR, C. P. L.

MARK DOLFINI

When Mark retired from the Marines and started working in the corporate world, his goal was to buy more rentals so he could leave his job, make more money, and have more free time. But as he grew to 92 rentals without a solid system in place, my cash flow was erratic, he was always stressed and life had plenty of tenant drama. Being his own boss was a nightmare — and because he was working 18-hour days, he didn’t have much time to spend with his wife and kids. The stress of negative cash flow, tenant drama and a disorganized mess of a business eventually landed him in the hospital with double pneumonia. He decided he was done with the unhealthy “hustle” and ready to start making his rental business work for him.

When he created a more efficient, strategic system, his life turned around.  He took time to analyze his rental property mistakes and ask himself how he could run his rentals more efficiently. That’s when he developed the VIP Method, a set of operational and business systems that he now teaches to other rental owners so they can grow their portfolios, streamline operations, have less drama and get their personal life back. Mark’s Method allowed him to go from working 18-hour days on 92 units to spending just two hours a week on over 250 units. He no longer has to worry about being interrupted by a phone call during dinner, chasing down rent and lease renewals, or making enough money to support himself and his family. With more cash flow and a business that runs without him micromanaging everything, He finally has time for the people and things he loves. LINDSEY JENSEN

Lindsey Jensen is a wife, a mother to a 8 year old daughter and 10 year old son,  a real estate investor that uses creative deal making to solve others real estate problems and a landlord with 30+ properties. She bought 2 houses by the time she was 24 and first learned about creative deal making in real estate in 2016. It was the first time she even heard about all the fantastic ways to purchase real estate! Her mind was blown and she was in love. She bought her first creative deal in December of 2016 as a 0% seller finance deal. In 2017  She had the pleasure of meeting 3 investors that would teach me her what she considered most important things she needed to start her real estate investing career, that changed how she thought of investing. 1) The amazing art of property management. 2) I am not buying houses, I  am solving peoples problems. 3) Flipping houses is another job, keeping them long term creates wealth. Since 2017, I have gone on to grow my portfolio to over 30 properties. 

She has built a professional landlord company, allowing her to master lease properties, and she has learned how to rehab a property from top to bottom. She built her portfolio by learning more than one creative method to find and finance deals. Subject-to, seller finance, lease purchase, creative brrrr refinance for rentals, JV deals, been a hard money lender, and she is aware of how to do the paperwork to get all this done. She has purchased houses by sending mailers, cold calling, door knocking, texting, referrals, and more. She have also built courses on Master Leasing, Landlording, Subject-To, Process Management, and Lease Purchases.  She has a passion to teach others how to invest so they can retire without having to worry about income and tenant drama. She has learned how to build systems, lead people, and best of all she has learned how to help so many people in so many different situations. She now teaches other people how to build a real estate portfolio they can retire from. She know what it is like to be a busy professional who does not need more drama added to her life, so her goal is to teach how to diversify your investments as a busy professional without adding to more drama to your already busy day. 

BILL COOK

Bill is part of a dynamic husband and wife real estate investing team. Bill creatively constructed his first deal in 1990 in Shreveport, Louisiana. He and his wife, Kim, have been teaching other investors to do the same since 1997. They became full-time real estate investors in 1998. Their investment portfolio consists of single family rental homes, mobile homes, and a small mobile home park. In addition, they lend, own notes, options, stocks and crypto.

With more than 35 years of face-to-face deal making experience, Bill is one of the most imaginative advanced creative deal structurers in the country. Whether you need to know how to creatively construct, or creatively fund, or creatively hold, or creatively sell a property, Bill is the person many experienced real estate investors call for advice. In addition, Bill is one of a handful of real estate investors who has the know-how, skill, and experience to work with Pure Options. Less than 1% of the real estate investing world has ever heard of a Pure Option, even though it’s one of the most effective deal structuring tools in the business. For more than 25 years, Bill has used Options to generate cash flow, profit and to protect Kim’s and his assets. Bill and Kim built their business square on the back of knocking on homeowners’ doors and then structuring creative deals that were win-win. During our upcoming Convention, Bill promises to share powerful methods to help you create more income through creative deal making.

SEAMUS NALLY

Seamus is the CEO at TurboTenant. His presentation will cover a wide range of online strategies and tools that can be utilized by mom-and-pop rental property owners and managers to boost your rental business and income, with less drama by automating your rental procedures as a digital landlord. The ultimate goal of his presentation is to help landlords simplify and utilize more technology in their rental property management to reduce a lot of the drama that comes with running a rental business. He will be teaching and sharing about online tools to level the playing field for mom-and-pop landlords so they can stay competitive with large apartment communities, with far less drama, and so they in turn can provide a great leasing experience for their residents.

NORMA RICHARDS

Ms. Richards has been a short term and mid term rental host for over 7 years and have been investing in real estate for over 20 years. Her team manages over 14 Five-star Mid and Short term rentals nationwide and they pride themselves  on superior customer service and clean comfortable spaces. 

Real estate has been in Ms. Richards’s family for two generations. She first learned real estate watching her father manage rental properties in Flint, Michigan. Her problem solving skills have been fine tuned during her many years providing solutions to clients and guests while working in the short and mid term rental industry. She is an author and proud graduate of Howard University having majored in Microbiology. Before getting into real estate full time she owned her own women’s boutique in Columbus, and Ohio and her eye for design and style translates into her creativity in interior design. 

Her mission and vision mission is to create clean, safe and happy spaces that guest can enjoy and a superior customer service experience for both hosts and guest alike. With those places comes much higher rent and less drama than traditional long term rentals. KEVIN REYNOLDS

Kevin is one of the leading instructors in the nation on helping landlords learn how to add self-storage facilities to your real estate portfolio He will teach you how to identify profitable Self-Storage facilities. KELLIE RHYMES

Kellie Rhymes, otherwise known as “Ms. Kellie Michele”, on social media is a Real Estate investor that focuses on long term and midterm rentals. Her love of real estate started in 2004 when she began house hacking, investing in her first two-family building, living in one unit and renting the other. Over the years Kellie has continued to build a profitable portfolio of properties and experience ranging from long term rental properties to luxury short term rentals to furnished mid-term rentals and she shows other landlords how to do the same.

She has come to recognize that many people have experienced the wealth opportunity by buying rental property over the years, yet many are are always looking for ways to generate more cash flow from their investments. She uses her skills as an International Educator (China, Brazil, and USA) and her passion for real estate to give them the tools and step by step instruction and actionable strategies they need to utilize the midterm rental strategy.

JANA & RANDY HUBBS

Randy is a real estate broker, investor, and fund manager in Kennewick, Washington. He is the Designated Broker for Investment Housing Specialists, a boutique brokerage that services the needs of residential real estate investors in their local market.

Randy has been leveraging his teaching experience as a Gold Coach with Apartment Mentors to help educate investors toward advancing their financial goals through multi- family investing.

Jana is the financial strategist for their real estate brokerage and syndication business. She manages their property managers, legal teams, insurance, and financial institutions in their various markets.

Both Mr. Hubbs and his wife, Jana, have more than 45 years of experience in residential income property and began investing in multi-family units in 2001. Aside from working in their local market, they expanded their portfolio to include A – C class properties in emerging markets throughout the US and internationally and have owned over 475 units. More recently, they have been focused on their legacy project, which is to solve the special needs housing crisis in the US.

JEFFERY S. WATSON

Jeffery S. Watson is an Ohio attorney who has had an active trial and hearing practice for over 30 years.  As a trial lawyer, he has a unique perspective on real estate investing, wealth building and asset protection.  He has tried over 20 civil jury trials and has handled thousands of contested hearings.  Jeff has changed the law in Ohio 5 times via litigation or legislation.        

As a real estate investor since 1994, investing in both residential and commercial properties Jeff has been through multiple market cycles.  He currently represents established real estate investors in commercial and residential matters when the transactions involve self-directed retirement accounts.  He is a recognized thought leader and innovator in the field of real estate and note investing, wealth building, Subject To transactions and self-directed retirement account transactions. Tens of thousands of investors have used documents created by Jeff to invest in notes or properties.

Jeff is a nationally-recognized authority regarding regulatory concerns with creative financing, seller financing and wholesaling. In his home state of Ohio, he has worked with the Ohio Division of Real Estate and nationally with ARELLO regarding the legality of wholesaling.  Jeff is general counsel to the National Real Estate Investors Association. He currently advises five different national training or educational organizations with a combined membership of over 200,000 investors.  

From 2010 to present, Jeff has led lobbying efforts in Washington, DC on behalf of real estate investors which has brought about several changes in both government regulation and policy on distressed property purchases and resales.  In 2014 and 2015, his efforts on Capitol Hill helped bring about change in the U.S. tax code and helped reinstate the Mortgage Debt Forgiveness Act.  He also met with FHFA regarding disposition of defaulted notes and mortgages in a bulk format. In 2016 Jeff met with the Consumer Financial Protection Bureau regarding regulating land installment contracts.  In 2021 Jeff co-led the fight to protect SDIRAs from harsh restrictions. The Build Back Better bill was amended before the House vote on Nov 3rd 2021 due to these efforts, with the harsh restrictions on SDIRAs removed. Since 2015 he has been lobbying for legislation that would increase the exemptions for seller financing real estate sales from 3 to 24 in a 12-month period. HR 3464 is the current bill to accomplish this and he helped draft that bill.

Jeff’s efforts to secure reform in the real estate arena aren’t just on Capitol Hill. In 2016 he was instrumental in the passage of H.B. 463 amending the Ohio Civil Rights Act to protect Landlords from frivolous claims as to “comfort animals”. He was the co-creator of the Option Contract method that revolutionized the short sale flipping process in 2008.  Jeff firmly believes it is vital for landlords to upgrade their political activity in order to protect their cash flow.

WENDY F SWEET

Wendy Sweet is coming to the Convention to teach landlords how to Upgrade their cash flow by learning how to take advantage of different financing options. She’s been assisting investors since 2001 on financing strategies with both conventional lenders and hard money lenders.  In 2008, she along with countless other smart investors totally tossed conventional lending to the trash pile.  She dug in by growing her private money and hard money company offering funds to the investors who were able to navigate the changing world of real estate.  She and her partner who is also her brother, Bill Fairman have been successfully lending money in the Southeast primarily in the Carolinas to Landlords, rehabbers, builders and commercial Investors. In addition to brokering loans for those with money to invest, Wendy teaches landlords how to upgrade their cash flow with financing options beyond conventional banks.

“I started the mindset of creating Perfect Tenants and incorporated it into our rental business. I went to work creating, testing, honing and tweaking systems on every aspect of owning a rental home.

“Now 20+ years later these systems have been tested, changed as needed, and proven to work for us in our business. We were able to create Perfect Tenants and eliminate almost all of our headaches while drastically increasing our profits. Today I self-manage all of our rentals and enjoy the freedom that I originally set out to acquire.”
